That depends on the size of the construction company. Some are national companies who choose vendors from their national or regional offices. On the other side of the spectrum are small local builders who make these decisions themselves. Most are someplace in between with office staff to whom you could apply for an opportunity to present your credentials for designing and furnishing model homes. As of June 6, 2009, there are 9 homes available in Vero Beach with 3 or more bedrooms between 2700 and 3500 sq ft - 2 of those are over 3100 sq ft your very brief description. They each have a 3 car garage as well.

Has the bank sold your foreclosed home? In order to do so, the first mortgage holder will have to deal with the second mortgage holder. However, the lender can still try to collect from you and/or issue you a deficiency judgement for the amount owed in excess of the sale price of the home. If this was not your primary residence, they may also issue a 1099 tax income statement as though that additional amount was actual income to you. You may wish to consult your attorney or free community legal adviser about the possibility of declaring bankruptcy. That would end the mortgage lender's ability to demand payment from you following whatever settlement the courts ordered. If you do not choose bankruptcy, at least try to repair your credit gradually by making your payments on time for your rent, credit cards, utilities and so forth. Eventually your credit score will improve, but it may take as long as 7 years with a foreclosure. Sorry this already occurred because you might have been better off to "short sale" your home and/or sign a deed in lieu in cooperation with your bank. Foreclosures sometimes have additional fees added but that varies from state to state and lender to lender. Your Realtor and your own lender should be able to give you a good close estimate of your closing costs.

You should also have the home inspected by a licensed professional inspector because foreclosure homes as sold "as is" and not all defects are visible to the untrained buyer. Repairing faulty wiring or structural problems, for example, could add thousands of dollars in costs before the home can be safely and comfortably inhabited.
