Hey Pumpkin,

I guess you are looking to get into Real Estate? O.k.. I sarted out with Coldwell Banker.. not an independant.. but a Corporate (NRT) owned. Why, they offer the best training and development around. The classes are professional and in depth. As far as working for them... well. it was good for a while.. but then the corporate mentality and management gets goofy. But as far as training and development. Hands down. Work there for 1 year, absorb as much as possible and go to another compnaywhere you can make a deal.

Yes there will only be one FHA case number and if you go to lender B, they will have to get that number from lender A. .375 % is it worth all the hassle over a $400 appraisal fee?

It is still going to cost you .. the application fee and the frirst appraisal fee. But hey... go for it if the math makes sense for you. - A few hours ago
Big Risk. Also if you are already locked.. it is going to cost you to leave the current mortgage. I can not believe that the rate you have and the one you will get will be that big of a difference worth all the refiling of paperwork, appraisals and what have you that is neessary.

Been there done that.. Train Commute is maybe 15 minutes more then where you are. The under 30 minutes by car is a stretch. Depends on what day / time you do it... this is the crunch zone. The 12 miles of crowd. The 35 miles from East Brunswick is easy, as the first 30 are a breeze.. and like everything else, slows down at the entrance and it depends how the transportation approaches it.

But, to be in it for the full 12 miles.. crowded and such.. makes the breeze more like a 99 degree breeze on a 100 degree day. But hey.. to each his own. as I said, been there done that on the subway from Brooklyn to NYC for a real long time.

I also know that "Romain" will get much more for his $ ... in Middlesex county, so my research is not limited to 8 years ago. I sell homes in Middlesex, Monmouth, Union, Essex, Somerset.

It sounds as though you have your plan in motion, asking the right wquestions anddoing your due diligence. Good Job, I am sure that things will work out for you just fine in your home search.

Now, back to your "swift commute" statement. I am not too sure Verona and Montclair are the places, although they are close to NYC on the map.. The hoards of people that get together from beyond these towns and such create a bottleneck.. Crowded, slow commute.

One of the things I enjoyed most about moving to NJ from Brooklyn was that the commute from Bensonhurst (45 minutes to Wall street) I basically matched that by moving to East Brunswick with the bus commute which was so much more comfortable and easy. When I was doing my due diligence, I researched towns like a Verona and Montclair.. they reminded me of softer Brooklyn neighborhoods.. I wanted to be in the suburbs and have a back yard and an in ground pool, all which I found.. but not in those areas. Aside from all of that, the schools did not match up to East Brunswick punch for punch and I have two small (well they were) small children.

Continue your research... East Brunswick, North Brunswick, Edison, Old Bridge all within reach and a very different feel then the towns more north western towns you mention. East Brunswick is as far south as I would go for the commute... 35 miles from Manhattan, 35 miles out of the heart of Bensonhurst and 1 hour from Philadelphia... not too bad. Train and Bus available.

I would have to say East Brunswick. Easy Commute, Blue Ribbon Schools and very nice community. The areas you have mentioned are nice, yes, But when I moved to NJ from NY and those were in the mix of places to live.. East Brunswick won!
