About Me
I'm a Realtor/ Investor , I buy ugly houses, renovate them and resell them. I'm also a realtor and work with buyers and sellers. I will also wholesale properties to and from other investors, properties that aren't listed in the MLS so give me a call and see what I have on the table. If you have a property thats a fixer upper and you want to sell it, give me a call, there are no realtor fees on the transaction if I buy the house and I can close very fast and can close with cash in many instances.

Why would a house be listed as cash only?

You might have to go to a hard money lender whose biggest is that your getting the house at 70% of the after repair value minus the costs of repairs and renovations. They usually hit you with 2-3 points and anywhere from 12-16% interest. If this is something your seriously considering, give me a call so I can explain in more detail.

the best place for foreclosures is through a realtor, I don't consider most of them deals though. Most of your real deals are Pre- foreclosures that you try to buy directly from the owner or a wholesaler prior to the auction. unfortunately right now, over 90% of the preforeclosures are overleveraged and the owner owes more that what the home is worth and require a short sale which doesn't always go through. If you'd like more information on learning real estate investing or would like to see a current list of the foreclosures, just got to my Hudson valley investors website and let me know what your looking for as beside being a Realtor, I'm also a wholesalere and networked with a lot of the other wholesaler/investors.

Do you owe more on than house than it is currently worth? Do you have to move? Is it a rental? Do you currently have tenants? Would you be able to purchase an investment(rental) if it would cash flow from the start?

I just got a call from a distressed home owner with a 5 bedroom 2700+ square foot house in the newburgh school district, her home is going to auction in the middle of december, and the home isn't listed, if you or anyone else is interested, please give me a call right now, she owes around $260k and is willing to let it go for very close to that.

Hi Amanda,
You can make any offer you'd like, just remember that the less you offer below asking price the less your odds of getting the house are. 20-30k isn't unusual in this market, but if its an offer made on a house where the owner doesn't have to sell, they can possibly get insulted and refuse any further offers from you. Even with foreclosures, the bank doesn't have to sell right now at whatever price you throw at them, they always get a price opinion, and if your not within a a percentage of that, they may or may not work with you. They never seem to follow reason. I'm also a real estate investor, so I have a different perspective on the market, if you get a chance, give me a call and I can give you a little more insight on how things are going right now.

I checked out my notice of pendens website and didn't find any records of a foreclosure filing against it, however, upon doing a little research, it was bought back by the bank for $335,500 on 7/10/2008 . this was probably a deed in leu of foreclosure and it should be coming onto the market in the next few weeks as a bank owned home.
