My family and I are thinking of purchasing a home in Malvern, PA b/c we heard how great the schools are out there. Wondering how this community is? Any information you can pass along would be helpful!

I live in Charlestown Oaks (actually have two units, one of which I rent). I was the first owner here and I love the development for the following reasons:

It has old growth trees--it was not clear-cut for construction and the township did a great job of requiring the builder to plant trees.

Secondly, my two sons went to Great Valley Middle and High Schools. The convienence of being about 1 mile away for all the school activities was wonderful.

There are hiking trails in the woods in which I can walk my dog and let him off the leash.

It is 2 minutes to Rt 202 , 10 mins. to the turnpike, 8 min. to the Exton mall, Home Depot, 10 min. to King of Prussia, 35 min (non rush hour) to Philadelphia.

The homes are well appointed. I own the builder's model (which will be available for rent June 15 if you are interested--or perhaps sale by owner if interested in buying) as well as a more modest unit accross the street. They are laid out nicely--get many compliments on the light, airy feel in the units. Garages are tucked underneath, so you need to go up a flight of stairs to enter the main living area (if that is a concern). It is a well-maintained community and the board does a good job of keeping the standards up without being overbearing. I would recommend the community. Malvern is a great area, with great schools, both public and private. It's around 25 miles from Phila., so there are a lot of commuters. Great Main Line area with local shopping, restaurants etc. nearby. The townhomes are selling in the lower 300's to the upper 300's. This area is nice because you can by close to everything:airpot, Phila, shopping, schools, highways all in agreat community. Let me know, if you would like to check out any of these well built townhomes. Ed Carboy ed@edwardcarboy.com
