How long do homes typically sit on the market in this city?

Since Corte Madera is a very desirable location and the availablity of good homes are limited this micro market has held up better than many. Prices have declined over the last two years, but good quality homes that are priced appropriately are selling relatively quickly.

Hi Halley,

There are three short sales listings this week in Corte Madera and more coming in the following months. Properties are moving quickly when they are priced correctly. However, when the Option A loans begin to recast in August there will be a lot more inventory and it will force the price down. If you are truly looking for a bargain and have patience you might want to look at these new lshort sale istings expected it hit this week and by August there will be a lot more softening of the market

While home sales have slowed in most markets, Corte Madera continues to offer great opportunities. A buyer can now find a home for under 1M which opens this area to first time home buyers, It is a great time to buy into the Marin market. Just next door in Larkspur, homes are selling often within the frist week on the market.

There are, in general, two different markets in the county. Properties asking less than ~$500K are often getting multiple offers. These low priced properties are often, usually, bank owned or short sales. Properties asking >$1M are very, very slow and it is definetly a buyer's market! In between is in between. Those generalizations prevail throughout the county.

Got to http://www.zillow.com and FIND "local info" for Corte Madera, CA( or any other community of interest) and there and on linked pages you can review historical value/price information. Understand that all the numbers from Zillow make no consideration of quality.

FIRST ANSWER

The market is not softening as elsewhere in the country. Limited space and high demand have caused the prices to edge up. Houses that are priced right are getting multiple offers again. Homes stay on the market around 40-60 days.
