strangely enough, we only had some 4000+ sales in november, and pendinds are not really up at all...

what I am seeing is tons of "price reduced" notices on my set searches and about 3500 foreclosures in december.

For those struggling to keep up: prices will keep on dropping.

Yup- seeing the same thing up in the Verde Valley, however, I have not yet seen a noticeable bump in pending contracts in the area......

Snow birds with money, are smart enough to take advantage of this market, and rates.

What I am seeing are "Midwestern birds" wanting Gated condo`s, first floor, with a view of the T box or green.

Semi nightlife & shopping close by.

Maintance free. of course.
