Here are the statistics for that price range:
127 currently active for sale
20 under contract right now
11 under contract in last 30 days
8 under contract April-May
9 under contract in March-April
15 closed in the last 90 days
It appears the market is picking up a little bit in that price point, but there is still a tremendous amount of inventory.

Townhouses from $175,000 to $200,000.....
Hello Anne,
You did not give any specific price range, so here are the numbers for all price ranges.
All Active townhome listings = 442
Total townhomes Under Contract in the last 30 days = 36
Total townhomes Under Contract April 22-May 21, 2009 = 42
Total townhomes Under Contract March 22-April 21, 2009 = 33
Total townhomes Sold and Closed in the last 30 days = 29
Total townhomes Sold and Closed in the last 12 months = 245
What this all means is that the average number of townhomes selling in all price points is about 20 per month. As you can see by the March-June numbers, the number of townhomes going under contract is almost double the average for the last 12 months. While it has been a little slower in the last 30 days, it is only 6 off the previous 30 day period and 16 more than the average over the last 12 months.

There were about 430 on the market 6months ago. 114 of them are either Sold or under contract. I expect more of them to come off the market before the year is over. Most people are taking advantage of the $8000 tax credit from the Government.
