The best way to price your home is to use a realtor. Realtors have access to detailed information on properties that have sold, are pending, and active within the last 6-12 months. A realtor will get detailed information from the seller regarding square footage, number of bedrooms/baths, special features, lot size, etc. and compare to other similar properties.

Of course, you should probably interview 2 or more realtors prior to deciding who to hire - you have to be comfortable that they will market your property in a way that you feel appropriate. Get a Realtor to come out assess your acreage and home they can then compare your property with others in the area that are for sale or have sold and advise you on a fair market value for your property.
