The short answer is that yes, things there are selling. The average days on the market is not accurate due to someone entering a -715 days on the market for a recent closing. There have been 7 sales since 5/1. There is currently 1 property pending and then 21 on the market. The average DOM has been 156. You are currently at 131, so you are within your market's DOM average.
I would say that you should look at your current marketing. See what your property looks like on Realtor.com. See what other online marketing is happening for your property. There is a lot more involved with marketing a property above taking a couple pics and putting it in the MLS. If your property doesn't give a people a reason to take another look, you are not going to accomplish what you want with your marketing. I cannot really go any deeper with my answer, as I cannot step into the current relationship with your agent, unless you were to contact me directly.
I will say that the sales in your area have been all over the board, 1 has been under $100K, 3 have been under $200K, 2 were over $400K and 1 was almost $800K.
I can tell you what my personal advertising standards are for my listings.
1. My personal website.
2. My company website.
3. Vermont MLS System.
4. New Hampshire MLS System.
5. ColdwellBanker.com
6. Newspaper advertising.
7. Open Houses w/ advertising if desired and warranted.
8. I also upload my listings to roughly 20 other real estate websites and search engines.
9. Virtual Tour.
10. Minimum of 6 pictures on each listing... even land. Usually at least 12 different views.
11. Updated pictures and description every few months.
12. Other magazine or newspaper advertising as the property warrants.
