If you have a Berkshire property, please strongly consider hiring a Berkshire agent. We have different forms and practices here with which other agents across the state are not familiar. Berkshrie buyers tend to contact Berkshire agents...go figure! We do accompanied showings. Lockboxes are rally rare, and certainly wouldn't help to sell this unique property.
Berkshire agents are adept at working with both local buyers and second home buyers from NYC, Boston, and elsewhere who will find your property very appealing. The biggest piece of advice I can give is LISTEN to your real estate professional with regard to pricing. If you over-price, the few buyers out there who would consider this special, unique listing won't even see it come up on their searches - it will be your special little secret, and it won't get sold. The problem with under-pricing is obvious.
A Berkshire agent will get this listing on the Berkshire County MLS, which is the logical place where Berkshire buyers will go to get information. That information will go to Realtor.com, and the agent is very likely to get your property on other websites as well. Local print media such as the Berkshire Book of Homes and the Berkshire Homebuyers Guide also tie in to the Internet. Your Berkshire agent will go where Berkshire buyers are looking, and make sure your listing gets just the right exposure.
Yes, in the interest of full disclosure I have to say that I am the Berkshire Board's president-elect, so I hold a distinct, and completely justifiable bias toward our agents!!!!

You home sounds beautiful. The buyer that would love your home has to have an appreciation for the unique wood work and mission/craftsman style. Ideally, you want an agent that has an appreciation for the the craftmanship. The agent who likes this style is more apt to convey their enthusiasm onto the buyer and buyers agent.

It sounds like you have a very unique home that will require the right touch to sell it for top dollar in this market.
The Realtor's job is to project the features of your home that have value to buyers. This means they need to know your market, similar homes in the area, and the tastes of likely buyers. In most cases the buyer will be brought by another broker, so a Realtor will excellent relationships with other Realtors will be a big asset. Internet net marketing is critical, however with a special home like this, it takes more than the power of the web.

Based on how long you have had the property, you may have encountered at least one agent at the time you bought the property. If your agent or the original listing agent did a good job, try to find them first. If this does not apply, you should interview at least 3 full time agents who have a track record of success, is versed in properties with similar value to yours and that can give your home the attention it deserves. While I work for a large broker and have the skills it would take to represent your property if you were in my area, I am one of the few that could say and prove that.
In your case you may need an agent from a specialty/boutique broker. You could also ask friends and neighbors who they used or call local brokers and discuss your specific situation and ask them to send the agent they think is the best suited for you. You should have a series of questions that you would want an agent to answer or to incorporate in their listing presentation.
One critical question for you to ask should be "how many listings do you have at this time?". One of the biggest mistakes many homeowners make, who have special properties, is to look for a local agent that is #1 in their area as determined by some measure. There is always more than one number 1. One number one agent here has 75-80 listings at any one time. I would suggest that you would not want to be 1 of 75.
I believe you will immediately recognize the agent you want when you speak and meet with him/her. Once you do, develop a plan with that agent which includes your needs for updates and then let the professional do their job. I am confident that you will be impressed with the job your agent will do for you.
