Any chance of selling this home in this market?

Our home is 4,000 square feet dutch colonial, 4 bedrooms, 3 1/2 baths, 2 car garage, gorgeous brand-new4-season sunroom with radiant heat, central air, a brand-new master suite with a customized closet, beautfully tiled master bathroom, a second master bedroom with bath and a jacuzzi tub and separate showeron 4 1/2 acres, 400 feet set back from the road 400 feet. Extremely private--can't even see the neighbors. Kitchen is brand-new with maple cabinets, granite and Corian countertops, Brazilian cherry floor. There is a mudroom and walk-in pantry with a second sink. Built in hot tub on the deck. Many, many built-ins throughout. Finished basement. It is located in Broad Brook. We want to downsize, but have no hope of being able to sell this home. Am I being unduly pessimistic.

It sounds like you are concerned about it selling & I can say with certainty that as long as you want to make the sale work it will. Choose a Listing Agent who will price the house properly & review buyer activity in the home with you regularly will help. If something doesn't go as planned it's OK to make adjustments along the way. Be sure the house is being marketed in a variety of ways including internet websites, over database networks & it should be in front of the local real estate professionals who are selling in your area. That's a good start to selling it. Some professional staging also helps tremendously. If you need a hand feel free to give me a call or write. I do all of the above (& more).

The only way to ease your concern is to have at least 3 local realtors who know the area well, come out and give a value opinion on your home. At least it will put your mind at ease. Again, you might be surprised :)

The reason I'm concerned is that this town has mostly mid- to lower-end homes, and I'm afraid we've improved the house too much. I know you don't get back what you put into it, and I would never try to overprice it, but I'm afraid it may be too much "house" for Broad Brook!

Any house can sell in any market as long as it has the proper exposure to the market, and is priced correctly. Proper exposure will vary depending on the price range, and probable target buyer profile.
As Kristina said, stay positive, gather the facts, then make an informed decision. Once you have analysed the local market data with a knowledgeable realtor, you will be able to answer your own question. Only you can say if is the right time to sell because nobody else knows all of the influencing factors in your life.

Your home sounds wonderful! Why do you not think it will sell? Have you tried before? With proper marketing and exposure, your home can sell at a reasonable amount of time.

If you price it right - it will sell. I have not seen your house, and do not know the address to tell you what the right price may be...but it is fact: The right price will sell any house.

FIRST ANSWER

As long as the house is priced right, it will definately sell. If you overprice, it will sit forever. You need the help of a professional Realtor who knows the area and can advise you on an acceptable listing price.
