My best advise is to meet with a Realtor to go over the process of buying a home.
This will certainly be one of your largest financial decisions that you will ever make and as such one that you should take with someone that you feel comfortable with.
Rather than calling the Realtor whose name is on the sign, my recommendation to you would be to have YOUR Realtor who REPRESENTS YOU in the negotiations. The LISTING agent works for the SELLER.
Your Realtor will normally (99%+) be paid by the Seller. Your Realtor Will work at NO CHARGE TO YOU!
Your Realtor can assist you in putting together the team that will work for you to get you the most amount of home for the least amount of money. He should be able to recommend some lenders for you to work with that will be interested in serving your best needs.
Throughout this process, your Realtor should work FOR you as a guide. Ultimately, the decisions are Yours to make.

Congratulations on your decision to search for a home. It appears that you may be a first time home buyer and if so you could not have picked a better time to begin your search. There may never be more homes for you to consider and it truly is a "Buyer's Market". You may also find attractive mortgage programs if you are a first time buyer.
I always suggest you meet with a REALTOR as this is usually the single largest financial transaction you undertake. A REALTOR can counsel you on the terms, process, steps, timing and legal issues relating to purchasing a home. They can also be an excellent resource to explain the various terms to you that will arise as you look for a home, negotiate a purchase price and apply for financing. The REALTOR you choose is critical because they are the one who will be representing you in your purchase.
Since the RELATOR is paid from the funds of the seller all agents will receive the same amount of compensation so you should search for the one you believe is the most knowledgeable and experienced and can represent you the best. It costs nothing to evaluate them but can cost you dearly if you do not take the time to do your "homework"!
You should also ask the REALTOR for lenders to speak with and feel fee to ask your friends or family for other lender references. It is critical to determine how much home you can afford and the payment with which you are comfortable. You do not want to look at homes you cannot afford nor do you want to overlook something that is slightly higher in price but offers much more value.

Your steps to buying a home:
1.) Talk to a lender to get a pre-approval letter for the amount of money you wish to borrow or the amount you can borrow.
2.) Contact a Realtor to find a house that meets your needs and wants. I work in the Aurora area.
3.) Write an offer and get it negotiated to terms that you and the seller agrees upon with the help of your Realtors. It is customary to put a $500 non-refundable earnest money check in with your offer. This earnest money is used towards your downpayment if the deal goes through. If the deal does not go all the way through because you backed out for no just cause the money remains the sellers.
4.) Make a loan application with your bank with copies of the accepted contract in hand. Your bank/lender will probably require several documents such as taxes for 2 years, paystubs and bank statements for 6 months among other documents.
5.) Get your inspections done in a timely fashion.
5.b) If anything comes up in the inspections that causes worry then see if you can renegotiate terms with the seller.
6.) Have your Realtor submit all the paperwork to the Title Company of your choice so they can prepare all the documents that need to be filed at the County level and tell you how much money you have to bring to closing using a HUD-1 settlement statement.
7.) Bring that money in the form of a cashier's check or certified check to the closing with you.
8.) Move-in and enjoy.
You should contact a local Realtor to get all your questions answered. I happen to know a top producer in Aurora and she is a great person also.
