Our priorities on buying are price per square foot, property tax, safe and kid friendly neighborhood....I already know the schooling is great :-). We are relocating from out of state and are narrowing our home search down. This site has been so helpful.

You might look at Dogwood Acres - a mature charming child friendly neighborhood on the southern edge of Chapel Hill and Carrboro where I live myself. Property tax rates inside the city of Chapel Hill are some of the very highest in the Triangle area, up to .019143 per dollar value of the home. In other words, a $350,000 home will have a $6700 yearly tax bill, per assessed value, not sales value.

On the other hand, a home in Chatham County outside of city limits in the Hope fire district has a tax rate of .00723, or a $2530 yearly tax bill on a $350,000 assessed value. There are some excellent schools in Chatham County, like Silk Hope Elementary which is a Charter school. Also, for $350K, you're likely to have a larger home with more land, here's an example.

Just a thought to consider as you are looking at the entire picture, property taxes plus cost of home! Bottom line, you'll make a decision based on a lot of different factors, and we want to help you find a home that will work best for your family's needs and desires.

Springcrest is in a very convenient location, but, if you look at other homes in this community, be aware that some back to I-40 and have a lot of highway noise.

I've noticed that you have been asking a lot of questions on Trulia. I am glad you are getting so much useful information here, but to get the most complete help, I recommend, as others have previously, that you select and Accredited Buyer's Representative to both send you detailed information on homes that fit your needs as well as promptly answer any other concerns you have.

This home has been on the market for 127 days and at it's curreent List Priceof $338k, it is $188 per square foot. (3 bed , 2.5 bath, 1800sf) It is in the Chapel Hill City limits so the tax rate is more. 2008 Taxes were $5,155. Springcrest is a fabulous neighborhood that has been very popular with all types of people. If i can provide more details, recent market data or show you the home, please let me know.
