I am fairly new to Fort Collins (2-3 years) and don't watch the local real estate market very closely. I need some advice and possibly a consultation from someone that knows the historic downtown area VERY well.
I met an investor that has been renovating a property near Old Town. It's 100 years old and is in a great location, close to the college. It has a lot of potential but still needs quite a bit of work. The current owner got half way through the flip and ran out of money! Now I'm contemplating buying the property before it florecloses and completing the renovations.
Can anyone assist me with pulling comps and coming up with a realistic listing price to move it quickly? We'll need about 4 weeks to wrap it up so we probably won't be able to put it on the market until December, January at the latest.
Nate: There are many investors that have been focusing on the infill in Fort Collins...i.e.taking older properties and renovating them. This is a real tough economy at present. It's tough buying an incompleted property because it can be a pandora's box. I am working with Keller Williams that has an office in the downtown area (the old Fort Collins Real Estate office). It would be in your best interest to either communicate with me or someone in that office...who is intimately familiar with old town Fort Collins properties. I could pull some comps together for you...but insight from investors who have gone through flips in the old town area through my office would be better.
Old Town Fort Collins can be a great area for a flix n flip property. It is important to factor in all the carrying costs associated with a flip in addition to any rehab costs and closings costs.
