loan thought it would be nice for our son to be part owner on the mortgage, we were approved. now their is conflict because his name is not on the P&S. what can be done? can we make an addendum? does it matter? can't the title co. put his name on ?

Will you be using an escrow company to transfer the loan funds to the seller? If so, give them a call. They can add owners to the title if it is part of a real estate transaction.
Adding an owner or part owner to real estate is fairly easy. Escrow will record the addition for you at the time of a transaction only. If it is not done during the transaction, it can be done on your own by typing up a document with correct verbiage (contact a real estate lawyer), getting a notary to witness the signatures and then recording the document yourself.
Like I said, adding someone is the easy part. Taking them off, however...

To let you know how to change the title to a mobile home to include your son, I would need to know whether it is a mobile home in a park or on other leased land, or whether the title has been "eliminated" because it is on land and the land is also owned by you.
If it's in a park or on land that your "rent" the space on, you will need to change the title like you would a car title, with the Department of Licensing. That's because it is still considered a "vehicle." not a home. If instead it is on land that you own, you can go to the title company and fill out a quit claim deed to add him to the title. That gets recorded in the county just like any other real estate deed.

If your sons name is on the LOAN, his credit scores will be factored in. (you may or may not want to do that, and would possibly create a re-evaluation of the application and delay the process. If you want his name on the title that can still be done in the closing instructions at title.
If you close without this being done, you can still file a document with a title company to ammend how the title is held.
