How is the rental market in Littleton and which areas are most suitable? Also, what is a more popular rental property, Condo's/apartments or family homes? Thanks for your help :)
Hello Pete, I am a Realtor with Keller Williams Realty Success and live in southwest Denver. Recently, I just purchased a Littleton condo for investment purposes and am quite pleased with the condo complex (Redstone Ridge). The other condo units directly across the street are very similar (Deer Creek). They are walking distance to shopping and also close to highway C470 and Chatfield State Park. Good morning Pete, (or good evening there!). Most brokers like me buy and sell properties and many would like to work with you to get a sale. However, there are brokerage firms that specialize in purchase/sale, but also "managment" of these properties for absentee landlords. They offer the full array of services from repairs, evictions, tenant screen, etc. that usual Brokers do NOT handle. Suggest you contact Karen Klassen at (303) 619-2113 with Blue Apple. The rental market in Littleton is quite good -very desirable place to live. Good schools and convenient to shopping centers, hospitals, recreational areas. Most rentals are single family detached homes and rent is around $1200/month. So, to purchase with the purpose of renting, you want to stay around $250,000 for the home -or less. Before you buy, consider Castle Rock. Castle Rock Colorado was chosen the very best place to live in the whole USA by Family Circle magazine! Small town atmosphere, wide streets, tall trees, mountain views and just 10 minutes to Park Meadows Mall (near Littleton). Great rental market as well.

Pete: Both are available in the area. More rentals now--- as home owners are renting their places out-- instead of selling them (so they don't lose money/ or bring money to the closing table). I suggest going online to Columbine Courier-- and look under rentails (houses and condos).

Thank you for the quick answers! I am fully intending to make a purchase at some point later in the year, but this is dependant on getting the finance in the UK. My plan is to buy cash in the USA. Some of your thoughts on single family homes match what I have in mind but the budget is still up in the air so I don't know if I will be able to afford that :( I'm very jealous of the houses you have there compared to London suburbs though! The Rental Market is good in Littleton, If you get a single family home or a Townhome I suggest a 3 bedroom and a garage. We have a few clients that need to rent that we are looking for a home for as we speak and have buyers and renters contacting us daily.
We are here in littleton. I was raised here in littleton and know the homes and area well. If you want to contact us we will send you a free relocation packet. You may also search all available homes on our website.
The rental market in Colorado is very strong. I would be looking for a single family home. Rents are a little higher and more reasonable HOA, if any. The tenant pool for homes tends to be more stable and longer term. Of course maintenance costs can be more for a home but the appreciation will be greater as well.
