I am planning in purchasing a 3 bed/2bath approximately 1500-1700 Sq. newer house in the Southside of Los Banos for the long term investment purposes. I live in Las Vegas. How much I can rent it out? What is the rate of vacancy? Are there many houses for rent in that area? What are the prospects of increase in the home values in the 5-8 years from now in Los Banos area?

you can check the rent prices in craigslist in merced county and you will see the list of houses for rent
