Did you ever buy in Coal Creek? Are you snowed in now?
I found this graph at http://www.city-data.com/zips/80403.html which shows home sales in 80403 for the last several years. Rather interesting.
What made you consider the Coal Creek area?

My experience is that canyon homes are hard to sell, but this is a double-edged sword. It cuts in your favor when buying a house -- you can get a good deal -- but you give that back when you sell. If you would want to sell quickly, however, this may not be the place for you to invest. Any agent can give you specifics in this regard via the MLS - average days on market, average price per square feet, average differential between original listing price and final sales price, etc. I'd be glad to help you in that regard.

There are many variables such as marketing methods used, and advertising budget is a factor. Any home is a good investment if you buy for the right price, in direct comparison to recently sold comparables. Care should be taken when choosing comparables. Having sold several properties in both those counties I would suggest taking on the help of an agent. They can effectively guide you to the neighborhoods that appreciate well and have held thier values.
