I have sold a few Amberwood homes in the past and the results have been mixed. I've had clients very satisfied with the quality, but I have also had some negative experiences as well.
As a rule of thumb the lower end properties will be of less quality than the higher end.
You can always negotiate with the builder and how succesful you are will depend on many factors, including the data you can show them to support your offer, how much they think you know about the current market and the area, and your negotiation skill.
After looking at both new builds and foreclosure in the area, I can tell you that the new builds still can not compete with the foreclosures. If you want a real bargain, try to get a foreclosure in good condition - some might be receiving multiple bids, but you will still be better off getting one of those.

Reid's Ranch has come down in price quite a bit, and a spec home could be the answer. I'd recommend you let me do a market comparison of the spec to similar homes in the area. Then, you have a bargaining chip to take to the builder. New homes are hard to sell right now because they are competing with all the Bank Owned and Short Sales on the market.. I've made offers on spec homes before and there's always something to sweeten the deal: price, landscaping, appliance and fixture upgrades, etc. Contact me if you want, I can help you.

I havnt sold in that development however familiar with the process! There may be some room on a spec home however they usually have reduced it significantly! I have viewed these homes and find them to be custom in design and higher quality.
