Listed price means nothing. Only SOLDS for comps mean anything, and they need to be recent solds in the past 3 months.

Hire a Buyers agent to get this information for you.

Price is only one factor.
Location is another...such as flood zone, location relative to the chemical factories in your area, etc.

Hey Mark, just a little FYI, there are many LISTINGS in the system that accept bids, mainly foreclosure properties. So just becuase its LISTED doesnt mean its not an auction style, which is why I asked.

I am not very familiar with your market, but if you could find out how many days its been on the market, it would help. If they have been trying to sell for a while now, they may take less, chances are they haven't seen many offers yet.
If it is a newer listing then they May not one to budge much.
For example a home on the market for over 6 months, many times will get low offers first, like on 244,000, maybe offer 209K.
The very best thing is to have a realtor represent you so you can see what the comps are worth . Let me know if i can help with anything

at that price, its 133.5 a foot

you can buy brand new construction in geismar for around 123.oo a foot

its like sushi, if you like it, eat it, if not dont

To assist you in deciding your offer, ask yourself the following questions. How long has it been on the market? Does it need any updating or maintenance? Are there any other offers on the home? What have other homes comparable to this one sold for in the last 90 days? Good luck.
