husband credit score is 600. But he have but credit. can you help please. Thank you
Wow ... so some agents are already trying to fit you into a house :-) My advice - don't do it right now - you aren't quite ready yet. With your credit you will pay a much higher rate than if you can get your credit up a lot - and buy before Nov 30th.
If you must move soon for work, etc - then try and see about renting where you can get a 6 month lease or month-2-month. Otherwise, when you are ready to buy in Sep-Oct, you will be stuck with a lease that you won't be able to carry along with the house. In this economy, there should be places willing to give you a short-term lease. Try Craigslist.com - there are loads of inexpensive apts for rent.
Leticia, your credit scores are incredibly important to getting a good loan at a competitive rate - as well as higher costs of mortgage insurance. This can EASILY amount to an extra $100-200 a month, that could be avoided if you take strong steps right away to put yourselves in a much stronger position.
Some of what I suggest won't be fun or necessarily easy. But this is what you need to do.
Get 2nd jobs, and pay off as much as you possibly can from all your credit cards. Pay off more against any cards that charge a higher interest rate. Never EVER miss a payment. Do NOT cancel any of your cards (this is very bad for your credit).
If you do not have a recent credit report for both of you, get one - you are entitled to one free one per year. Go here: http://banking.about.com/od/loans/a/freecreditrpt.htm and https://www.annualcreditreport.com/cra/index?move=yes
This is also useful: http://banking.about.com/od/loans/a/buildcredit.htm
There are services that can help you improve your credit report but many of them are less than legit - many are there to take you for a monthly fee.
I think becky just nailed it.....if your credit score is 600 you can probably get that quite a bit higher if you do the right things while you rent somewhere....if you do everything right...you can raise your score dramatically within a year....
If you need to move to Katy and you've found out you can't get a mortgage, you might want to rent something for now and work on your credit score. Look for a lender here that will help you get qualified and tell you how. I can connect you. Call me directly at 281-492-5979 and visit my website to decide.
Rather than just calling mortgage brokers, contact Mona or myself at 832-687-0706...we will direct you to available sources that can help...always shop around...each lender or mortgage broker can have programs that can work for you.
There is obviously more than goes into qualifying for a mortgage than credit alone. There may be some debt to icome ratios. The 600 credit score shouldn't be an issue. I've seen other clients of mine qualify for an FHA mortgage with scores @ 580 with 3% down. I have someone you can speak with in my office. Give me a call at 832-622-8100 or email me at larkin@houstonicon.com. I'd love to help you out, and interest rates are very low right now.
I can't help you if you don't contact me! I'd love a chance to earn your business.
Many mortgage programs call for at least a 700 credit these days unless you have a good down payment, you should meet with a local and trusted mortgage broker. They can assist you in seeing if there are any programs you can qualify for, if not they can tell you what you will need to do in order to get a mortgage. youmay want to look at a lease purchase where you can lease for 2 years and get your credit score up. during this tome the seller will credit you money towards your downpayment and closing costs. good luck with your move
HI Leticia,
With a 600 credit score and a litle bit of moeny for a down payment you should be able to get into a house.
Please contact me and I will be glad to point you in the right direction.
