Hello, We are in the process of relocating to Morro Bay. What is the best time of year to buy a house there?

--In your opinion has MB "hit the bottom" of the market?
--We live back east where we were able to sell out home in 6 weeks...we wonder if we should buy now or wait...

No one know for sure if we are are the bottom of the market. Although it feels close... If you need a loan interest rates are really low so you may want to take that into consideration as well.

The best time to buy is a soon as you see a house you want! They go quickly, especially it they are good value. I am looking to move too. I live in San Luis Obispo and am looking there and in Morro Bay. It seems as soon as a Fabulous house goes on the market it isn't long before it is gone.

I first started looking in January. All those houses are sold now. So, you can't really look to far ahead of time from when you are going to be able to make an offer.

Just my personal, average person opinion. =)

The central coast area hasn't been as affected by the sub-prime mortgage crisis as have other areas in California and although we have had price reductions due to the general economic malaise we are now seeing that prices are stabilising and much more buyer interest, especially as interest rates at between
4.5% and 5.00% are the lowest we have seen for many years. There is a good selection of homes available in all price ranges so now really is the time to buy and start enjoying the wonderful life style offered by Morro Bay.

FIRST ANSWER

Every area in the country is different because local conditions can affect the market significantly. Morro Bay is a great area. Its located about 50 miles from the Santa Ynez Valley. This area is part of the Central Coast MLS and I have access to that information but you will get your best service from someone who lives in the community and works specifically in that area. She is a full time, long term agent with great followup. FYI on our local area - our lower end market is moving quickly and we are getting multiple offers on properties. The higher ranges are still struggling a bit but showings and activity are increasing especially as we move into the spring/summer season. Good Luck - the Central Coast is a great place to live.
