am really concerned about the taxes there. Can anyone explain or give an example on $100K home. (100 to make it easy).

Hi, I moved to Lower Burrell approximately 13 yrs ago and love it. My taxes have never gone up and I feel they are reasonable. I think New Ken taxes include trash pick up and maybe sewage/water so they are higher. If you have kids, you do not want in the New Ken area, move a little and make Lower Burrell your home. Every thing is nearby, shopping, Drs, hospitals, restaurants, etc. Oh, by the way, my house is for sale in Lower Burrell, quiet street, close to everything, wonderful neighbors, and I could go on and on about my area. I've reduced the property substantially, take a look. The house is much larger then the pictures show. Approx. 1700 sq ft not including the full basement. I updated everything before I moved in. We completely gutted the inside, insulated, new plumbing and wiring, new furnace and central AC, new windows, custom kitchen, etc. You will find a lot of the houses in Lower Burrell are not insulated. My realtor was rather shocked at our low heating and AC bills. I really thought I would be living here and in this house for the rest of my life, but circumstances have changed and I have to relocate. Check it out: 2986 Sycamore St. Lower Burrell. I live within the Burrell School district(excellent district), just outside of New Kensington, and actually have a New Ken Address. I would not buy a house within New Kensington. When searching for real estate it can be tricky to navigate the search. If you have children and the house is in the Valley School District, I personally would keep looking.

The Upper Burrell/Lower Burrell areas have very low taxes. Our house was slightly less than 100K and our taxes are about $750 a year and we have a house, garage and about an acre of ground. The Upper Burrell area has a nice rural feel to it with only being a few minutes from anything. Grocery Stores/Kmart are 5-10 minutes away. Larger shopping areas like Pittsburgh Mills and Monroeville are only 15-25 minutes away. Once you become familiar with the area you will figure out all of the shortcuts!

Hi! i live in Apollo, PA, not too far from new kensington. I moved here when I got married eight years ago. i also grew up in southwestern PA (SWPA), travelled the world in the military (army - 12 years) and moved back. I LOVE this area of SWPA

Taxes are the least of your concern in all of SWPA (southwestern Pennsylvania). The housing market has remained steady here, well, forever! i have successfully flipped two homes in the area, and tax reassessment is not a concern - moslty because the area itself (all the pockets of neighborhood communities) are filled with old homes in desperate need of repair, while most of the population is fixed income or struggling to make ends meet. If you have a steady income, you can buy an older home, fix it up, live in it for two years and make a nice, tidy profit! Buyer beware - however, all neighborhoods are not the same. New Ken runs the gamitt, it used to be predominantly italian, and now crime and drugs fill many of the blocks there. there are a few sections left with 'old-timers' that maintain a community feeling (where the neighbors get to know each other and actually care about each other), but since the mafia was kicked out 20 years ago, it has gone down the crapper ever since. New Ken Schools struggle to meet minimum state requirements, and often fail on public school tests. It is not all bleak, though. I love the 'look and feel' of new ken. Nice larger homes for cheap in quaint little blocks where a main street dominates the community. All kinds of worship places that you can imagine, from Eastern Orthodox to Baptist, to African methodist Episcopal. Large shopping areas (lower Burrell) is just a stone's throw away. Pittsburgh, however, is not far, but in this area, DO NOT JUDGE on distance!!! Although Pittsburgh is only roughly 20-25 miles away, the commute is AWFUL!! I used to work downtown, and from my home to my office it was an hour and half - ONE WAY!!! So - be aware of that. Although our family often finds itself downtown to go to the many things that are happening throughout the year. I don't know if you have kids and what their goals are, but you might want to check out the schools first. If you don't have kids, then by all means - any new ken section is OK. Other areas that you may want to look at (these are pocket communities - not new home development) area Apollo, North Apollo, leechburg, and Vandergirft. Apollo is Apollo Ridge school district ( not so good on state tests, but they hold their own). Murraysville (sp?) sits in westmoreland county and their school district is Franklin regional. Fantastic school - but the kids are mostly bratty rich kids, and student drug use has been a problem in the past ( where isn't it these days?) . It has been in past years ranked as number 1 in all of PA! But - you PAY for it - astronomical taxes). Vandergift is my favorite. Vandergrift sits in Westmorleand county. Close to everything with VERY affordable housing, good mix of people ( black, white, chinese immigrants), lots of range to the neighborhoods, but in a good sense). I have been told from some friends though, that the neighbors can be a little too chummy. Parking is at a premium (usually you get one spot in front of your house and hope that no one else parked there). The school district is Kiski Area. That was my preference. With four kids, this school offers A LOT and does well on all state tests, and offers a ton of classes, while taxes for older neighborhoods are INCREDIBLY cheap!! I live in a new home within this school district and our taxes are ASTRONOMICAL (our home is worth roughly 280,000)!! TAXES do not (yet) however, meet the mortgate payment (and our home is large - 5,000 sq ft) . We have heard that reassessment is coming up, but I highly doubt that. i will be the first one to start a ruckus! When our kids are done with school (five years) we are outta here and into one of these older homes within the area. So - there you have it - new home taxes are through the roof, and older homes get away with such cheap taxes it almost disgusts me. But - C'est le vie in SWPA. It all depends on what you want and what you can afford, and what kind of a lifestyle you want to lead. There are country homes here (with lots of land), older neighborhood homes (almost next to each other), trailer parks (that are ALL very nice I might add), new home planned communities, and even farms (fron ranching to horse (victory stables)).

Two suggestions - stay away from ANY home sitting in Allegheny County (old or new - they are sucking their residents dry). Try to stick with homes in Armstrong county and Westmoreland County. where we live we are four miles from Allegheny County, and two miles from Armstrong County, our home sits in Westmoreland county - so we get to enjoy the offerings of the other communities without paying the price. It was a good medium for us.

FIRST ANSWER

Taxes there should be the least concern and the most enjoyed since they are so low. It makes your purchasing power stronger. There is some risk for certain zipcodes to be reassessed by the city at same point, but I think that might be a ways off. And if they did go up, I would anticipate it would not be too bad. Even if they did go up 20 percent, still would be very reasonable.
