Heard lots of negatives regarding wells & septics. Many of the homes in Granger, IN. seem to have 1 or both.

Should we avoid them when house hunting? Any advice or info (good or bad) would be appreciated. Thanks much.

You have received good advice. I have lived with both and I much prefer not being on city water and sewer. For one thing, I dont have to have things the city deems as "safe" added to my water, such as chlorine or flourides. In addition, I do not have to pay sewer charges for the water I put on my lawn. (Sewer charges in my experience have been based on water use). I do not choose to use a garbage disposal because I grow my own vegetables and have many perennial beds that enjoy the compost that comes from my vegetables, coffee grounds, egg shells etc that I am constantly replenishing.

If you buy a house with septic and well, you will have inspections done prior to close which will make sure the systems are working properly. Granger has some great communities and schools. If you havent owned a home in the last 3 years, now is the best of times to buy...prices are low, interest rates are low and you have up to an $8000 credit coming for buying a home... so go find that perfect home for you!

FIRST ANSWER

Most of the homes in Granger are on well and septic. But having well and septic is not unique to Granger of course-- homes all over the nation far from city have well and septic. I personally have had well and septic my whole life and have never had any trouble. Do not believe many myths--some on Trulia. I read if you have septic you cannot use 2-ply toilet paper. That is ridiculous! And you can use bleach in your wash in normal amounts. No, I do not put a lot of waste down the garbage disposal--you need to throw garbage out as much as possible, but small amounts are fine. I enjoy watering my lawn as much as it needs without paying for my water. I sold 4 million dollars of homes in Granger in 2008--Out of all those homes, one septic failed, and the seller had to replace it before closing. Out of my sales in 2007, one needed repair . Buyers get a well and septic test done as part of inspections. The septic report comes with a list of ways to maintain the system properly. If you want the PHM school system, there are a few choices though with city water/sewer.
