It is a great time to get into investment. I suggest you work with a Realtor when dealing with your first investment. Buying foreclosures or short sales have lots of complicated legalities and time-consuming tasks that would be much better handled by a Realtor for you. These types of buys don't normally close on time due to the sellers being banks. They also can require higher earnest money deposits. A Realtor also can let you know immediately when a new listing comes on the market. These types of listings get snagged up quite quickly by other investors like yourself. Foreclosed homes are going like hotcakes in Canton, Ohio and Stark County in general. The only "horror" these investors are experiencing is the "horror" they feel when they've made a low-ball offer on something they really want and it gets grabbed up within a few days of appearing on the market. I've seen numerous repos sell for thousands of dollars over asking price. If it looks like a good deal and smells like a good deal to you, it will to many others, also.
