Does anyone how any opinion on houses in Cranberry Estates in Perkiomen Township in Collegeville, PA?

I am currently looking a house that is going for short sale in Crannberry Estates, Collegeville, PA. I noticed couple of houses in the neighbourhood for sale. I am little concerned with that. I want to know if there is any specific reason why there are few houses in sale in that development. Any thoughts or advice are appriciated.

Hi Sheetal19. You've chosen a GREAT time to buy!:)

As my colleagues noted below, Cranberry Estates development may tend to have turnover as a result of, among other things, job transfers. In addition, these days -- with interest rates at historic lows and the "buyers' market" -- it is very possible that some homes currently for sale involve "move up" buyers -- that is, buyers who have chosen now to move up to a larger home (and, as a result, need to sell their home).

Short sales do tend to take longer so be prepared. Your Realtor can best advise you and give you realistic expectations as to how the process will work. (By the way, if you haven't yet hired a Buyer's Agent to represent you, please do so ASAP...the insight and guidance a professional Realtor provides is truly priceless, ultimately saving you time and money!)

Good Morning,

As Edmund stated this is an entry level development and the fact that there are transfer of jobs at any given time is a good reason for turnovers. Driving through the development in the morning, the afternoon, the evening and even the late evening will give you a good sense of whether or not it is a neighborhood that would work well for you.

Keep in mind that the short sale process requires much patience! It can take several weeks to over a month to get any definitive answer from the bank on whether or not your offer is accepted. Also be 100% sure that the agent you are utilizing is experienced with short sales. If not the process can become one tangled web of a mess. Good luck with your search.

Hi...there are many homes in developements for sale right now with no defined reason. I always suggest to my Buyers if they are concerned about any particular area, take a drive on a weekend and ask the current residents what they like or dislike about their particular developement. There's bound to be people out doing yard work etc. Bev

FIRST ANSWER

I've been through that house with several clients in the last few days. There was also a foreclosure that recently went under contract.

As for turnover, you would expect a healthy level of turnover since they are entry level homes.
