I'm just looking for some reviews. Good/bad/other. Are home prices in this area going up or down? How are the neighbors?

If you are looking for a quality home and a great neighborhood, this is the place for you. I have lived there for just over two years and it is fantastic. Great neighbors, very social, kids of all ages, outstanding location for schools, shopping nearby w/o being too close, and a great lake within walking distance. Prices seem to be holding now after a small decline last year.
I have lived in Savanna Shores for 3 + years. It's a great neighborhood and very friendly. The neighbors have a neighborhood directly with phone numbers, local companies for services, food, etc. Patriot Elementary is within walking distance for kids. The area school district is very good. The dam site, Walnut Creek Lake is within walking distance. The dam site has a walking trail around it. Good fish (crappie, bass, blue gill) are stocked. You can camp there also. The neighborhood has a fall gathering at Vala's Pumpkin Patch, Easter egg hunt, neighborhood garage sale, 4th of July parade and picnic, etc.
I live close to Savanna Shores and Grandview in Papillion. In Grandview, you get a lot of house for the money, but the neighborhoods look like they were made with a cookie cutter and I have heard from owners that there are low quality issues with Hearthstone Homes (I think they advertise that they can build a house "Concrete to Closing in 69 days". They just don't seem high quality. The homes in Savanna Shores look a lot better and are from a variety of smaller builders. They are more expensive, but you get what you pay for! I've also heard that since all of the Hearthstone houses look the same, it's been more difficult to resell them than the ones in Savanna Shores.
There is also an Elementary School that opened up this year borders both sub-divisions: Patriot Elementary. Our children go there and its very nice and modern... small classes for the most part.
There is a new subdivision a couple of miles East called Shadow Lake. Those houses are the same as Savanna Shores, but cost more. I drove through Shadow Lake recently and I don't know why they charge more than Savanna Shores--the two little lakes are NOTHING compared to Walnut Creek Lake and Recreation Area. Plus, Shadow Lake is next to a subdivision from the late 1970s-early 1980s. I also wasn't impressed with the large power lines running through Shadow Lake. They are building a new elementary school that should be open this year though.
Bottom line: for the LOCATION, quality, and resale, I would look for something in Savanna Shores.

I live in Papillion very close to both Savanna Shores and Grandview. I've also listed homes in both neighborhoods.
Grandview is a Hearthstone Homes community, and this is their top of the line showcase. Most homes there are around 3000 sq. ft and up. Homes range from $240K-$350K. Nice homes, great location, but if you don't like the look of Hearthstone home communities, then you may not care for it.
Savanna Shores is a development with custom built homes by several builders. Homes range anywhere from $275K-$400K. The lots are good-sized, and the neighborhood flows nicely with decorative lamps and winding roads.
Both areas are nice, and have their benefits. It'll really depend on your tastes!

I lived in Papillion from 02-04, and we just bought a home there (again) in December, as we will relocate in June. We live in the Eagle Hills GC area, and have found the neighbors and neighborhood charming, pleasant, and family friendly. Savannah Shores and Grandview Estates are located off Hwy 370 and 96th St and 100th St respectively. This is and will be a growing area in the next 5 years, especially with Money Mag ranking Papillion #6 best area to live. National exposure brings new residents. See also CBS Home Realty and NP Dodge Realty. They are the major players in Omaha real estate and have lots of good info on the area and subdivisions and builders.

Grandview Estates homes in the $250K range, Savannah in the $350K range.
Home prices are steady or slight decline in the 5% range, based on value from 1 yr ago and now.
New home construction is flat, with these "newer" subdivisions like SS and GE less than 25% sold.

Can you be more specific on your needs? Are you planning on moving to the Papillion area? I am familiar with Savannah Shores, but Grandview would be a lower price point unless a brand new neighborhood popped up called Grandview..
