There are currently seven units available in Hackensack only one coop sale in last three months. It sold for $170,000. Based on worsening market and availability of coops in Hackensack currently, depending on the condition, offer initially $155,000 with your highest and best being $170,000.

I also agree you should work with a Realtor. Ask to see recent sales. We actually have a co op on Prospect listed for $155,000!

It will be hard to tell with no more details on the unit. Much depends on the building itself. Seems reasonable for a 2 bedroom and 2 bath but I recommed you work with a Realtor whom has knowledge of these units he/she is able to tell you if the deal is good according to past transactions and market trends in this spefic area. Some units have high taxes, maintenance, building may have problems and assessments. If you do not work wit a realtor you may consider getting one since a buyer does not pay commission and it is better to be represented with a professional working for you also get an agent whom is not a dual agent.

At first glance the price seems reasonable...But, here are some things to consider. How is the Co-ops cash reserves? Are there any assesments due? What is the state of the U/L Mortgage? What is included in the maint. fee? Many Co-ops include utilities, taxes, and additional services in the maint fee, is this the case with your unit?

Depends on a number of things. Prices vary from building to building and normally the higher the floor the higher the price. bear in mind also that the maintenance on a unit in this price range is going to be over $1,000.
Having said that if this is in a good building and the unit is in good shape the price seems reasonable. I hope you have at least 20% down and that you can show income to the board that will satisfy their requirements. Need help? then drop me an email.
