Ann,

The short answer is - YES! The long answer is it depends on your financial situation. I strongly recommend you contact a home loan consultant to help you figure out which loan program would be best for you. You can call a home loan consultant and provide information for a preapproval, so they can recommend loans based on your unique situation. The great news is - the preapproval only takes 5 minutes over the phone! For recommendations on home loan consultants along with contact information, visit http://www.realliving.com/christina.asadedwards/MeetMyTeam.asp . And please feel free to contact me at anytime if you have anymore questions.

There are also bridge loans if you qualify for the tax credit. See Virginia example below and check with your local and state housing agencies.

Take James Gorden's suggestion. No such thing as a 0 down anymore. A grant is a good deal.

Ann with the Welcome Home program through the state of Ohio you can get a 2.5% grant for your down payment so you would only need 1%. I have a couple of lenders that I work with are approved for this program. You do have to meet income guidelines and attend a home ownership and budgeting class.
