Corrine,

In making your decision between Hartsdale Avenue and Garth Road, there are many considerations between the two area. Besides parking, you should do research with respect to your personal needs.

With respect to parking, on Garth Road you will get a parking permit for street parking from most if not all of the buildings. There is also municipal parking available. Most of the buildings havea waitlist for parking in their respective buildings if the building has a garage. Just because a listing says assigned parking, doesn't necessarily mean it is available at that moment. Your realtor should check for you.

In Harstsdale, many of the buildings have parking but just because it says assigned, there still may be a wait list. Also, the assigned parking may be outdoors and not in the gargage in the building. Also, some apartments come with a deeded space which means it passes to the new owner of the apartment.

With respect to other considerations, you can go to our company's website and get community information as well as other data pertinent to each area.

God luck. I hope the above answers your concerns.

Sorry to spot your question so late, but hope this might still help you. While the parking situation on Garth Rd is not great, there is plenty of street parking, and if you are on the even side of the street you also have the parking at the back of the buildings to choose from, with easy access into the buildings from the back. Some of the buildings have shorter waits than others but I did have a friend that waited 7 years for parking there. There is bus that runs along that could bring you to the train as well. On Garth Road you would also have Eastchester Recreation, which means you could use the Lake Isle pool /golf /tennis as a town resident, which is very nice and used to be a private club.
Hartsdale buildings (assuming you meant Hartsdale Avenue), for the most part were built much more recently and have much better in building parking options with little or no wait with purchase. While some would say not as charming as the older buildings of Garth Road, many of them have great golf course views.
As I both live and work in the area, I would be happy to help show you properties in both areas.
If you have any further questions please do not hesitate to ask.

I'm just guessing here....but it sounds as if something is holding you back from Hartsdale and that its the parking issue that is creating angst with Scarsdale. I'm having a sense of deja vu right now having just had this issue with another client of mine - who will be closing this week. This is a tough call. I said in a previous post that I've never seen it where there weren't any spaces, but depending where you were on Garth Rd., it might mean a bit of a walk. Since I don't know what buildings you are looking at in Scarsdale and Hartsdale I can't help you with the particulars. I'm also not sure what your preferences are with respect to either community. If you are working with an agent, you should be able to hash that out with him/her. If not, you should be talking to a buyer's agent. This is one reason why agents are of real value to buyers.

Hi Corrine,

I think your parking concerns are very legitimate. You should be concerned about your personal safety and conveneince when you are choosing a place to live.

I am working with a couple of women who are looking to buy and parking is a definite must, assigned parking of some type so you know you have a spot when you come home at night.

As far as Hartsdale vs. Scarsdale, I would spend some time in each community and you will get a feel for the area. I think your budget and parking will also enter into your decision.

Good luck ,

Debra
