All of these answer are way off track, If a property is zoned Ag. the tax's will be much lower. Tax's are based on property value, but there are some individuals that file complaints against their unfair high tax's and get them reduced. Also you should find a realtor that checks on the exemptions to make sure the property is recieving them and continue to recieve them before closing. The real estate contracts in my area make the seller aware of these issues before closing, not all real estate contracts or atorneys or realtors check on these important issues. I am a Real Estate property tax reduction specialist throughout Cook & Lake County, but i have a property in winnegabago county that i got reduced so I know what i am taling about. If you can get a small farmette more than 5 acres and les than 10 you would not believe the low tax's they pay.
Good luck
my propery is at 10123 freeport rd in Durand for $349,900

There's no such place in Rockford or as you ask the area within 5 miles radius. Why? One agent recommends a Boon county. Well, he's right with one thing, and that is tax percentage for that county. But he did not tell you that houses in Boon are more expensive, and you end up on the same. Pricey house automatically means higher tax in $$$, not as he said percentage.
My personal opinion is that people who run/lead this town, not city, because.....will say something about it, are careless for community or they won't or they do not know how to run town's business in the way it should be.
People live in a lot larger communities, cities, with more pricey homes and they pay low tax property. For examples are Las Vegas, Denver, Salt Lake City, etc...
I said town because this place has nothing. To be pronounce as city, you need a lot more to offer.
Roads are worst then Albanian's, downtown is "zero", no attractions, and only place valuable to show to people is Rock Cut park.

The answer to your question is Boone Co. It lies just to the East of Rockford, think everything east of the Tollway and you are pretty close. The tax rate there is in the low 6's and there is very easy access to the city of Rockford as well as the Tollway if you travel to the Chicago, Janesville, or Madison areas frequently. I represent some homes in the area that I would be happy to show you. I am a full service Residential Real Estate Transaction specialist and I am here to assist you. Please contact me so I may help further and for your convenience you can visit my website at http://www.justsayjess.com where you will find extensive local information and have the ability to search for the perfect house.
