What is best way to get Vista, CA property back that is in bankruptcy?

I am a lender on a plant nursery in Vista, CA. The trustor has filed Chapter 7 bankruptcy and I have been
told, by the attorney, that I cannot start foreclosure until September when the bankruptcy is finalized. I went to the SD County Assessors Office and found no liens under his name. However, one came up for his business (the loan is not through the business, so I don't believe this affects me). There is $13,000 in back property taxes plus an additional amount due June 30th. I would like to find out what I could sell the property for, so I can be prepared once the bankruptcy is discharged. I was told to ask if the trustor would sign the title over to me without going through foreclosure. If he agreed to this, what would be the disadvantages?
