Just wondering if your parents have found a place yet? My boyfriend is going to put his house close to town, but just outside the village on the market soon. It is a 1400 square foot cape on a great lot - about 1/2 an acre. It needs a small amount of updating, but it is a fabulous location, privacy, walk to village etc. (He is not going to list it with a Realtor - I will be his consultant and he doesn't want to pay any commission. Any reputable realtor can help you find a good deal in today's market. Most of the foreclosures are listed with realtors on the Multiple Listing Service. Why are your parents just looking at foreclosures? If they think that they can find a super deal on a foreclosure that may not be the case. If your parents are looking for a deal they may just find one that is ready to move into without going to a foreclosed home, which is usually in a sad and fix up condition.
I have many to look at and you can visit both my websites to find one you may want to look at. You may just want to look at Gardiner, Highland or Esopus which borders New Paltz.. You need to speak with a real estate broker, like me, who has lived in the area for twenty two years and could tell you who planted what crop last year.Yes I'd say I'm the local expert.

Some great answers here! As a local realtor, we can do a search for corporate owned properties for you and have automatic emails sent to you as new ones come on the market...this is a free service. Additionally, we are HUD brokers and can send you information on new properties that come up every friday.
Another option for you might be the Ulster County Tax auction. This happens every spring for properties that are 3 years behind in taxes. I can email you more info about that if you are interested.

The quickest way to find where foreclosures are is through a service such as realty trac. However, there is a charge for every service, around $50 a month. But after you have the informaiton you need to understand there are different types of foreclosues, REO -Realestate owned/bank owned, pre foreclosure and foreclose sale. Each one has differnt risk. The best thing to do is get a realtor that is a buyers agent and who know and understands foreclosures. Not all realtors understand foreclosures. The realty trac site is http://www.realtytrac.com.
