Bank property listed as fee simple on mris after agreeing on price listing agent changed the listing on mris,

I placed an offer for a bank owned property-it was listed as fee simple, nothing was in the remarks one way or the other, we negotiated and agreed to a price and then the selling agent said he wasn't confirming the fee simple and changed his listing on mris, but we had already agreed on the price based on it being fee simple, the listing agent said, that this was my responsibility, that I should have verified that myself????
He also said, If I did'nt withdraw any mention about the ground rent he would not send the bank the rest of our paper work

I have to agree with Fernando. You have the right in the state of Maryland to hire a buyer's agent for the transaction. As far as the ground rent goes and it has been updated ? Was the verification of ground rent by the buyer in the MRIS listing when you put in the contract originally? This smells a little fishy! I seriously would talk with an attorney on this matter. I can't understand why you did not hire a buyers agent to represent you. . The bank will pay their commission anyway and you will be made aware of any pitfalls like the one you find yourself in. .
Now you are still making bad decisions. . You are coming to an open forum and asking legal questions that have the potential to cost you thousands of dollars?
Sorry for being blunt. ... Call a hire an attorney ASAP

Hi Beth,

Sounds to me like you should contact a real estate attorney. Are you an agent or a buyer? If you are an agent, you can prove when the change was made on MRIS by going to "all updates." If you are a buyer, I would speak to an attorney. Good luck!
