Your best bet, Justin, is to work directly with owners. Check Craigslist for listings. It appears some owners have also chimed in here.
Although brokers are generally paid by the landlord here in Chicago, that payment comes out of your rent. So you're paying the broker. Many landlords are willing to negotiate a better rent if there's no broker involved.

On a side note - I do like the building. I have looked at units in the building for myself. There will be plenty of inventory in the building over the coming months as more condos buyers start to close.
