The only way you'll know is to be PRE-APPROVED, not pre-qualified - there's a difference. Speak to a mortgage broker AND your bank. Make sure they can offer you an FHA mortgage. The first step is to speak to a lender of course. That being said, if the student loan is current, and your loan to debt ratio is good (Gross income divided by outstanding debts plus the presumed monthly mortgage payment for a home) and you have good credit, there should be no problem in finding a loan that fits you.

My advice is to get a personal evaluation of your finances to understand all your options. At that point, if both feel comfortable with all the numbers presented, get PRE-APPROVED, not pre-qualified and go shopping! You are in a great spot right now as you are starting fresh. Follow good solid advice and do massive amounts of research. Let me know if you need want to talk.

The mortgage market is offering some really good products right now,it all depends on your credit history and your ability to pay your bills.Make sure that you choose a reliable company to do this very private transaction.Only choose three companies to help in your mortgage search. Each inquiry actually lowers your credit score,so be careful,and good luck!
