About Me
2009 - Big year!! I moved to RE/MAX from C21, joined a team, and got a licensed assistant. Best decision in my real estate career! Extreme focus on the task of selling/buying/leasing is the primary benefit. No longer bogged down by back-end administrative tasks that before kept me tied to a computer. Originally from Southern California, I moved to Dallas/Fort Worth in the late 1970's. A University of Texas at Arlington BBA and 20-years of corporate business experience prior to entering real estate make my approach to this business very structured and formulaic. A regional knowledge of the area makes me skilled at helping incoming buyers who don't want to go into corporate housing or temporary living conditions. I am also a top listing agent, able to compare and contrast the cities where I list and use the internet to maximize exposure for any home. I harness the power of the internet to give each home a high level of exposure in the shortest amount of time. Market conditions don't mean a lot to agents who have the right marketing tools. Listings rise above the competition and get noticed and sold. DFW is an area of inward migration. We are home to a high number of Fortune 500 corporations, and they move buyers in and out every year.
With a 60-year pattern of appreciation at about 1%, DFW was named as the best part of the country to buy in 2008 and also the best part of the country to become a millionaire. When your cost of living is lower than most of the country, it is a lot easier to build wealth. We were one of the last cities in the nation to take a dip in housing values in the recession, and we've been one of the first to improve. Offer the house both ways and let the market demand dictate whether it sells or leases. There is demand for both right now. I am finding a lot of demand for leasing this year due to people coming to Texas from other states still having homes to sell before they can buy in Texas. They want to lease a home they would consider buying, and they want to avoid moving twice.

I really want a home but my credit score is 560.

Home buying in 75034 means that you want Frisco. You'll have to go out a little further to rural areas like Aubrey, Little Elm, some of The Colony, Oak Point, Crossroads, or Prosper to qualify for USDA. The home would have to be geographically in the 'rural' setting established by USDA. However, you've got to get that score up a bit. There are things you can do to show improvement in as little as 30 days. I suggest contacting my best lender, Rodney Anderson at Rodney Anderson Lending Services (A Division of Supreme Lending) at 972-985-5208. He's the #1 loan officer in the state of Texas and his staff can coach you through the necessary steps to improve your position to buy a home in 2009. I have a buyer in Denton going through some credit coaching right now. There is no judgement - only help. And, when they give the green light to go out and find a home, there is no problem getting you into a home that would put your payment at or below where you are leasing now.

Besides Frisco Lakes and Robson Ranch, there is also Heritage Ranch in Fairview. But, as noted in other responses, you'll pay more than the budget noted. The least expensive home in Heritage Ranch in our MLS right now is a 3-bedroom home at $192,500. These are fantastic communities and I have happy clients in all 3 leading very social lifestyles. Some are retired and some are only semi-retired.

Common Law Marriage and Community Property make this a tricky question. Best to get an attorney - one who specializes in real estate and practices in Texas. The reason why you want to handle the loan this way will be necessary for an attorney to advise you properly.

Not in my experience. USDA is going to verify the completeness and accuracy of a home loan, and has the right to come back and ask questions or request more information, but in my experience this has taken less than a week. I suggest you go back through your loan officer and find out what issues might be coming up on your file. USDA wants all the I's dotted and T's crossed to ensure the buyer fits the loan and the loan file is complete and correct (and auditable).

For others who may be using a USDA loan, I also suggest they avoid closing on the 1st or 30th of the month. Pick a day in the middle of the week that is less popular for closings. The delay may have been with the lender getting the loan file to USDA, and not a USDA issue at all. You should have an agent and a loan officer who are keeping you in the loop as to the status of your loan. Expect answers. - Thu Jul 2 2009, 14:06

Ronda isn't the agent out there striving to be #1. The sacrifice to the industry to be #1 is just too great. Ronda wants to be known as the agent who works the hardest for her clients and leaves the happiest clients at the end of the sale or purchase. She wants to be the agent her clients come back to time and again, because they wouldn't dream of going to anyone else. She isn't the real estate agent to everybody. She works with fewer than 100 clients each year. She answers her phone when it rings - you are not very likely to get her voice mail - which surprises some people. And, if you want to see one of her listings, she's going to make the time to show it to you later today - not later in the week. Ronda typically works 7am-7pm CST Monday through Saturday - although you West Coast folks can go ahead and call into the evening. Ronda keeps her Blackberry close by for out-of-state buyer inquiries.
